Overview
- Kaimuki Jade, a distinctive 72-unit, 16-story condominium in the heart of Kaimuki, is seeking a part-time Property Manager (approximately 10-20 hours per week) -- a hybrid role with flexible remote work balanced by regular time on-site -- to support its Board of Directors in caring for one of Honolulu's recognized mid-century modern buildings.
The Opportunity
- Kaimuki Jade's circular design and open central courtyard make it unlike most Honolulu condominiums, and the building is documented as part of Hawaii's mid-century modern architectural history
- This is more than a work-order role -- the Board is looking for someone who understands that good property management means helping owners and residents take care of their home and protect the value of their investment
- Work directly with an engaged, community-minded Board of Directors and the Association's Managing Agent, Touchstone Properties, Ltd.
Responsibilities
- Day-to-day site operations and on-site management
- Enforcement of the Association's governing documents and House Rules
- Assistance with compliance with Chapter 514B, Hawaii Revised Statutes, and other applicable requirements
- Maintenance of property and operational records and documentation of significant incidents and events
- Regular reporting and communication with the Board, Managing Agent, owners, residents, vendors, and contractors
- House-rule violation tracking, investigation, documentation, and follow-up
- Architectural and design review, including processing modification requests and inspections of approved work
- Regular property inspections and identification and follow-up of maintenance, safety, and operational issues
- Procurement and analysis of bids and proposals, and contractor and vendor oversight
- Building maintenance, janitorial and cleaning services, and landscaping and grounds maintenance oversight
- Emergency response and coordination
- Providing information needed for annual budgeting and reserve-study work
- Problem-solving and development of systems and procedures to address recurring property issues
- Attendance and reporting at Board, annual, and special meetings
- Oversight and coordination of major maintenance and capital projects
Qualifications
- Experience in Hawaii condominium or community association (AOAO) management strongly preferred
- Working knowledge of Hawaii Revised Statutes Chapter 514B and general condominium association operations
- Comfortable working independently on a hybrid, flexible-remote schedule while maintaining regular on-site presence and reporting to a volunteer Board of Directors
- Experience with vendor and contractor management, bid procurement, and coordinating maintenance and capital projects
- Strong written and verbal communication skills for regular Board, owner, resident, and vendor communication
- CMCA/AMS or similar community association management credential a plus
- Genuine appreciation for Kaimuki Jade's architectural character and the Kaimuki community a plus
Engagement Details
- Part-time, hybrid position based at 1139 9th Avenue, Kaimuki, Honolulu, with flexible remote work
- Approximately 10-20 hours per week
- Reports to the AOAO Board of Directors
- Compensation: $5,000-$7,000 per month, subject to approval of the Board
