Overview

  • HouseMart is hiring a Property Manager to oversee a portfolio of commercial and residential real estate on the Island of Hawaii
  • This role sits within Maui Varieties Investments, Inc., the real estate arm of the family-owned HouseMart group, in business in Hawaii since 1951
  • Based in Hilo, with local and neighbor island travel to active property sites

The Opportunity

  • Step into a senior, independent seat managing the full commercial and residential portfolio for one of Hawaii's longest-running family businesses
  • Direct working relationship with the Real Estate Manager and HouseMart store managers, no layers of bureaucracy
  • Scope spans lease administration, vendor management, site inspections, budgeting, and capital recommendations

Responsibilities

  • Conduct property inspections and manage move-ins, move-outs, and vendor walk-throughs to ensure work meets specified scope
  • Administer all rental and service agreements, monitor lease expirations, and ensure compliance with applicable laws and regulations
  • Coordinate with HouseMart store managers and outside contractors to keep stores and tenants operating cleanly
  • Secure bids, supervise outside vendors, verify purchases, and process payments correctly
  • Assist the Real Estate Manager with annual operating budgets, expense reconciliations, and recommendations on new investments
  • Build and maintain strong tenant relationships, responding to requests, problems, and delinquent collections in a timely manner

Qualifications

  • Active Hawaii Real Estate license required
  • Minimum 2 years of commercial property management experience
  • Open to candidates with a residential property management background
  • Ability to work independently without extensive training or hand-holding
  • Long-term Hawaii resident strongly preferred, this is not a temporary mainland relocation role
  • No undisclosed outside real estate business activities or license conflicts
  • Valid driver's license and ability to commute across Big Island properties

Engagement Details

  • Full-time exempt role with HouseMart and Maui Varieties Investments, Inc.
  • Base salary $65,000 to $75,000 annually, plus up to $5,000 additional bonus for exceptionally strong experience
  • Based on the Big Island (Hilo), with potential for hybrid arrangements and openness to candidates outside the immediate Hilo commute
  • Company vehicle provided for work use, plus mileage reimbursement
  • Quarterly travel to Maui and Kauai as portfolio needs arise
